2024 brought many changes in the Polish construction industry, including new challenges resulting from dynamic economic processes and growing investor expectations. In view of the growing role of the public sector and the need to adapt to environmental requirements, an approach based on innovation and flexible project management has become crucial. Which trends dominated the past year and what future do the changes herald for the construction market in 2025? We analyse these phenomena on the basis of market data and the experience of Grupa KDM's experts.
Strategic investments and market priorities
2024 was a time of dominance of public projects of strategic importance. As Karolina Żmudzin, Head of the Design Department at Grupa KDM, notes, “The expansion of medical facilities and investments in the defence industry were key. Clients expected delivery at the highest technical level and compliance with stringent standards”.
A report by Bank Pekao S.A. confirms that the public sector was the driving force for the construction industry, contributing to growth in investment in strategic infrastructure. According to the report, the value of investment in the public sector grew by 18% year on year, and more than 45% of it comprised infrastructure projects related to the medical and defence sectors.
In the commercial sector, warehouse and industrial space is becoming increasingly important, driven by nearshoring trends and the development of e-commerce.
“2024 brought growing investor interest in logistics space, which reflects the dynamic needs of the market” – notes Adrian Solmiński, Contracts Manager.
Innovation in construction and sustainable development
Growing environmental awareness and EU requirements are prompting investors to opt for energy-efficient technologies and renewable energy sources.
“Building automation and BMS systems are the future, which allows costs to be optimised and users' comfort to be increased” – stresses Katarzyna Żaczek, Service Manager.
The “Construction and Sustainable Development 2024” report by Statistics Poland (GUS) indicates that more than 60% of new investments in Poland include RES elements, which is a record result. Grupa KDM's experts also point to growing client requirements for sustainable and energy-efficient solutions.
“We observe that investors increasingly choose technologies that reduce the carbon footprint and systems that allow energy consumption to be monitored and managed in real time” – adds Katarzyna Żaczek.
In commercial and public buildings, automation modules are also being introduced that enable remote control and quick response to failures, which significantly increases the operational efficiency of buildings.
According to GUS data, the value of projects using renewable energy sources in construction rose by 25% in 2024 compared with the previous year, which reflects the dynamic development of this segment. This trend is also supported by EU funding, which accounted for more than 40% of the funds for pro-environmental investments in Poland.
Delivery and technology challenges
Delivering advanced projects required high flexibility and precision from Grupa KDM. “One of our greatest successes was the construction of a prototype explosion-proof airlock. This project required an innovative approach and the teamwork of our specialists” – says Adrian Solmiński. Formal challenges, such as obtaining building permits in restricted areas, additionally underline the complexity of delivery in 2024.
The short delivery time of projects, especially those related to public infrastructure, was a significant logistical challenge. It required coordinated resource management and precise scheduling. In the commercial sector there was a need to adapt to advanced technical requirements, such as the integration of automation systems and renewable energy sources.
Another important aspect was the dynamic changes in regulations, particularly in the context of sustainable construction. The Grupa KDM team had to monitor regulations on an ongoing basis and implement solutions compliant with the latest legal requirements. The introduction of modern technologies such as digital building models (BIM) enabled better control over design and delivery processes, which significantly improved the efficiency of operations.
Outlook for 2025
Grupa KDM's experts anticipate continued growth in the public sector, especially in the area of medical and defence investments. In addition, government initiatives supporting the housing market may stimulate investment in residential property. As Karolina Żmudzin notes: “2025 will be a time of intensive work on projects that combine advanced technology with ecology and cost-effectiveness”.
2024 was a time of challenges that Grupa KDM turned into successes, setting new standards in the construction industry. The company looks to the coming year with optimism, planning further investments and the implementation of innovative solutions that will meet market requirements and respond to clients' needs.
